Frequently asked questions
A no-payment mortgage allows qualified homeowners and rental property owners to defer their mortgage payments for 1 or 2 years. Instead of making monthly payments, borrowers can preserve cash flow while managing life events, seasonal income changes, debt consolidation, retirement planning, or property sales. These short-term mortgage solutions require a clear exit strategy, such as selling a property, accessing investments, or using future income to repay the loan at maturity.
Homeowners and rental property owners in the Greater Toronto Area (GTA), Kitchener-Waterloo (KW), and Ottawa may qualify for a no-payment mortgage. The program is available for owner-occupied and investment properties with loan amounts between $250,000 and $1.5 million. Borrowers typically need minimal income documentation and can qualify with credit scores of 600+, while applicants with lower credit scores may still be eligible under specific lending criteria.
No-payment mortgage rates start at 6.99% for borrowers with a credit score of 680+, 7.99% for scores between 600 and 679, and 8.99% for scores below 600. Maximum loan-to-value (LTV) is 65% for most borrowers and 60% for credit scores under 600. Terms are available for 1 or 2 years, and the mortgage is open after the first 6 months (with a 3-month interest penalty during the initial period). A documented exit strategy is required for approval.
